The neighborhood
A golf-course community in the middle of the valley.

Las Vegas Country Club sits east of the Strip, with Joe W. Brown Drive on one side of the community and Maryland Parkway on the other. Its addresses say Las Vegas and ZIP 89109, but the community is in Winchester, an unincorporated town run by Clark County, not inside the City of Las Vegas. Bel Air Drive leads to Regency Towers, and Monterey sits along Oakmont Avenue, Loveland Drive and Geary Place. Those street names narrow a search far more than “near the casinos” does. They also explain why two addresses in the same community can mean different ways in and different errand routes.
The golf course is hard to miss, but buying a home and joining the club are separate decisions. A home here can suit someone who wants the central location without making golf the center of their week. If you do want regular rounds, tennis or club dining, the type of membership becomes part of the choice. Either way, check which facilities come with each home, because they aren’t the same everywhere.

Outside the gates, everyday places lie in several directions. Commercial Center on East Sahara has independent restaurants and a Colombian bakery. Maryland Parkway has a grocery store with a pharmacy. Farther south, Twain Avenue has a grocery store and a public dog park. Clark County Library and Cambridge Recreation Center add public services, and to the east, Winchester has arts programs and a garden to visit.
Judge the location by the places you would actually use. A weekday built around the library, a dog walk and groceries looks different from one built around the private club and Strip entertainment. Either can be a starting point for a search, but don’t assume that nearby means you can walk there through the gates.
For a wider comparison, the Las Vegas guide covers the City of Las Vegas and other parts of the valley. Inside this community, start narrower: pick the kind of home, find out which association it belongs to, and learn which entrance you’re allowed to use. Those three steps turn a well-known name into a real shortlist.
Homes & ownership
Monterey, Regency Towers and single-family homes.
Start with the home’s associations
Las Vegas Country Club includes single-family homes, townhomes and condominiums. The master association’s FAQ, from the HOA for the whole community, says charges vary by kind of home. A home in a sub-association (a second, smaller HOA inside the main one) pays both the master and the sub-association charges. So when you compare listings, remember that one community name doesn’t mean one set of dues or one set of upkeep rules.

The sub-association directory includes Fairview Place, Country Club Gardens, Georgetown West Townhouse, International Townhouse, Las Vegas Country Club Homes, Monterey, Quadro and Regency Towers. These names tell you which association a listing belongs to. They aren’t different names for one condo complex, and a management office’s address may be somewhere other than the homes it looks after.
Monterey has several floor plans of its own
Monterey’s association places the community along Oakmont, Loveland and Geary. Its floor-plan collection shows studios, one- and two-bedroom condominiums and two-story townhomes. So Monterey offers more variety than “a condo near the golf course” suggests. A studio, a two-bedroom plan and a home on two levels suit different needs: how separate the rooms are and how you move around each day.
The published plans help you decide which layouts to look at, but the association calls them approximate and not to scale. Use them to see how the rooms connect, then compare the actual unit. A plan name won’t tell you whether a home has been changed, or how its windows and outdoor space look onto the grounds around it.

Monterey lists pools with key access, a fitness center and laundry rooms, along with patios or balconies and landscaped grounds. These are Monterey’s own facilities. Sitting around the golf course doesn’t give Monterey owners use of the club’s facilities. So a Monterey buyer gets the shared facilities and makes a separate decision about joining the club.
Regency Towers means high-rise living
Regency Towers at 3111 Bel Air Drive brings high-rise condominium living into the community. A Nevada Board of Museums and History record says the tower opened in 1974 and names its architect, Homer Rissman. That history belongs to this building; don’t assume the same build date or style for other homes in Las Vegas Country Club.
On a tower tour, the street matters less than how the unit fits into the building. Compare the floor level, which way the unit faces, the view from its actual rooms and the trip from parking to the front door. A photo taken from one unit doesn’t show you another unit’s view. Then weigh it against Monterey’s floor plans and the community’s houses before choosing which kind of home to look for.

Compare the kind of home and its associations.
| Kind of home or association | What to compare |
|---|---|
| Single-family home | Compare the house and lot themselves, then find out what its association handles and what falls to you. |
| Monterey condos and townhomes | Studios, one- and two-bedroom condominiums and two-story townhomes; shared facilities just for Monterey. |
| Regency Towers, the high-rise | High-rise condominium living on Bel Air Drive; compare the actual unit, which direction it faces and the building arrangements. |
| Other sub-associations | Names such as Georgetown West and International Townhouse tell you which association’s documents to ask for. |

Everyday life
From Commercial Center breakfast to a Twain Avenue errand.
Coffee, a bakery stop or a full breakfast
Commercial Center gives you several reasons to head to East Sahara instead of the Strip. Vickie’s Diner, at 953 East Sahara, serves breakfast through all its daytime hours. Egg plates with home fries and toast make it an easy pick when you want to sit down to a full meal. “All-day breakfast” here means while it’s open, not overnight.
For bakery and coffee, Pasabocas Colombian Bakery is in the same shopping center. Its menu lists plain pandebono and a guava version, plus buñuelos and espresso. Not every item will always be in the case, so don’t plan the trip around one.
Restaurants for a sit-down meal
At Commercial Center, La Vecindad del Chavo is at 953 East Sahara. Don’t confuse it with the separate adults-only Cantina at 975 East Sahara. The menu runs from chilaquiles to a vegetable huarache with grilled cactus. It works first come, first served, so there’s no reservation to plan around.
Lotus of Siam’s Sahara branch is also at 953 East Sahara. It has its own reservation link, which matters because another branch shares the name. Its Northern Thai menu is a reason to go back to the center for a different kind of meal. When you book, choose the Sahara branch and check that branch’s menu.
To the west, Peppermill is at 2985 Las Vegas Boulevard South. Its booths and the Fireside Lounge feel different from the places on East Sahara. The operator warns that on-site parking is limited, so plan how you’ll get there for a meal on the Strip.

Two grocery stops for different errands
Smith’s Sahara Towne Square, at 2540 South Maryland Parkway, has groceries, a pharmacy and online ordering from the deli and bakery.
Vons on East Twain, at 1155 East Twain Avenue, is another grocery store with a pharmacy. This branch also has an Amazon Locker and takes custom-cake orders. On a day when you need to collect a parcel, pick up a cake or buy ingredients, Twain may be the better trip.
Twain also has a public park to pair with the store. Molasky Family Park, at 1065 East Twain, has a dog park and walking path. A walk and then a Vons errand make one outing on the same road. Treat them as two separate stops, and plan ahead for your dog while you shop.

Public parks and recreation beyond the golf course
Baker Park, at 1010 East St. Louis Avenue, offers a playground, artificial-turf soccer fields and restrooms. It serves a different need from Molasky’s dog park. Organized use of the fields goes through a reservation and permit process. These public parks are an alternative to private facilities. Don’t count on the golf-cart paths inside the country club as public walking routes.

Farther east, Winchester Dondero Cultural Center, at 3130 McLeod Drive, has arts programs for young people and adults, set in a park. Its desert demonstration garden has signs naming the plants, so a short visit is more than a walk. The surrounding park also has walking trails and skate facilities. A class and a garden visit can share one trip, but classes need their own registration.
For indoor exercise without a club membership, Cambridge Recreation Center’s fitness room is open to the public for a fee, by the day, month or year. New users complete an orientation and sign a waiver. Compare that with an association fitness room or a private club membership, since what you sign up for and how you get in differ.
The private club has several kinds of membership
The Las Vegas Country Club membership page lists several types, among them full golf, Sport & Social and Clubhouse. Sport & Social includes indoor tennis, fitness and lap-pool privileges. Clubhouse membership focuses on dining and social access; it leaves out golf, tennis, pickleball, fitness and pool privileges. So someone who mainly wants dinners and events faces a different membership choice from someone planning regular workouts or golf.
Decide which activities you want before you compare membership offers. Seeing the course from home is not the same as being able to book a round. The club, at 3000 Joe W. Brown Drive, is one of several places for recreation here, along with each association’s own facilities and the public places outside the gates.

Plan a library visit around the service you need
Clark County Library, at 1401 East Flamingo Road, is useful for more than borrowing books. The branch lists study rooms you can reserve, a 3D printer for teens and an Employ NV Career Hub. So you might go for a place to focus, to use a particular creative tool or for help with job tasks. Check ahead, because not every service may be available if you just drop in.
Parking is on the south side, reached from Escondido Street. On a first visit, that helps more than the Flamingo address alone. The branch calendar also lists discussions and other programs beyond borrowing.

Check the school for the exact unit, then plan pickup
Use the CCSD address lookup with the home’s full address, including the unit, and the school year you need. CCSD is the Clark County School District. For 2026–27, two sample units, one in Monterey and one in Regency Towers, returned John S. Park Elementary, Roy W. Martin Middle and Valley High. Use those as a starting point; they don’t promise the same schools for every home here. Check school bus eligibility separately.
If your assigned elementary school is John S. Park, its parent guidance says parents pick up on foot at the assigned gate and should tell the teacher the child’s dismissal plan. So the trip includes parking and getting to the right pickup point, not just driving to the school. Once you know your school, follow its current instructions.

Gates, transit and road work
The master association lists Maryland Parkway and Joe W. Brown as the gates where guests check in. Monterey sends visitors to Maryland Parkway at Vegas Valley Drive. For a showing, follow that home’s instructions. A map may send you through a gate you aren’t allowed to use. The same goes for deliveries, visitors and walks outside the community.
For trips to the Strip, the Westgate Monorail station, at 3000 Paradise Road, is a paid transit option. The operator sends riders through the front of the hotel to the signed station entrance, with an elevator up to the platform. Being close doesn’t mean there’s a shortcut from the community or that you can park at the hotel.
As of September 2026, the RTC Maryland Parkway Bus Rapid Transit project is bringing changes to the road you’d use for groceries and the entrance. RTC is the Regional Transportation Commission, the valley’s bus agency. It describes road, sidewalk and utility work, with shifting lanes and effects on street parking, and says access to businesses and homes will be kept open. Check its current notices when planning a viewing day or commute.
Before you buy
Compare the specific Las Vegas Country Club property.
Separate the bills and the responsibilities.

Ask for the current master-association information and any sub-association package for the property. Put association charges, planned work, reserve funds and upkeep duties next to the purchase figures, and add a club proposal only if you plan to join. Ask which services are included before comparing two dues amounts. Don’t assume one community-wide cost for a Monterey unit, a Regency Towers home and a house. Once you have the real figures, the mortgage calculator can help you organize them.
Use a second visit to test a daily routine.
Pick one routine you’d really have: a grocery run on Maryland Parkway, a library appointment or the route to an assigned school. Start at the home, leave by the exit you’re allowed to use, and include parking or the last walk to your destination. Back at the home, compare the noise and the view from the rooms and outdoor spaces you’d use. Contact Julia about Las Vegas Country Club with the kinds of home and places that matter to you, so your next shortlist fits them.
A few more questions
Questions about Las Vegas Country Club.
Does buying a home include country-club membership?
No. Owning a home here doesn’t come with club privileges. Las Vegas Country Club is privately run, and each type of membership gives different access. Ask the club for a current proposal for the activities you want.
Are Monterey and Regency Towers the same condominium development?
No. The master association lists them separately. Monterey includes several condominium layouts and two-story townhomes along Oakmont, Loveland and Geary. Regency Towers is the high-rise condominium building at 3111 Bel Air Drive.
Are association fees the same for every property?
No. There isn’t one fee for every home. The master association lists charges by kind of home, and homes in a sub-association pay that sub-association’s charges as well. Get the current figures and responsibilities for the exact property.
Which schools serve Las Vegas Country Club?
Two sample units returned John S. Park Elementary, Roy W. Martin Middle and Valley High for 2026–27. Check the full address and unit with CCSD, the Clark County School District, for the year you need. Those two results don’t tell you the schools or bus eligibility for every home in the community.
How should I read the local market report?
The shared market report uses ZIP code 89109, which covers more than Las Vegas Country Club, including part of the resort area along Las Vegas Boulevard. Keep single-family and condo/townhouse results separate, and remember that a month with only a few closed sales can move a median sharply. The report uses its own property types, and this guide hasn’t confirmed which type it puts high-rise homes like Regency Towers in. Ask for recent sales from the building or association itself. The Census housing figures cover the Census Bureau’s version of the ZIP area, which includes the same resort area. They are five-year survey estimates: averages from Census surveys over five years, each with the margin of error shown. Neither tells you what a particular home is worth.
