The starting point is what similar homes near you have sold for. From there, Julia weighs what makes your home different.

Recent sales nearby. Homes close to yours with a similar size, age and layout.
Homes for sale now. The ones a buyer would compare with yours, and their asking prices.
Your home itself. Its size, layout, lot and condition, and what you’ve updated.
Your timing. When you might sell, and where you’re headed next.
