Pricing

Set a price buyers will act on

Julia shows you what the market supports before you pick a number. Your price should come from what buyers are paying and what else they can buy, not from what you hope to net or an online estimate.

What goes into the price:

  • Recent sales. Similar homes nearby that sold, and what they sold for.
  • The competition. Homes for sale right now that buyers will tour alongside yours.
  • Condition. What your home has that those homes don’t, and the other way round.
  • How buyers search. Buyers search with a top price, often a round number. A price just above one can keep your home out of their results.

A price above what the market supports gives buyers a reason to wait and tour the homes around yours.

Preparing the home

Fix the small things first

Julia shows you which low-to-no-cost improvements are worth making before you list. Most of them take time more than money.

Usually worth doing

  • Clear out clutter and extra furniture so rooms look their real size.
  • Deep clean, including windows, grout and the garage.
  • Fix the small things: dripping faucets, loose handles, burnt-out bulbs, doors that stick.
  • Touch up scuffed walls and cover very bold paint colors.
  • Tidy the front yard: trim the plants, rake the gravel and sweep the entry. It’s the first thing buyers see.

Ask Julia before you pay for

  • A kitchen or bathroom remodel
  • New flooring or paint throughout
  • Big landscaping or pool projects

She can compare nearby homes that sold with and without that kind of work, so you can see whether buyers paid more for it before you spend.

Gather your paperwork too: receipts and warranties for work like a new roof, air conditioner or water heater, any permits, and your HOA’s contact details. Buyers will ask.

What to compare in each offer:

  • The price, minus any credits the buyer asks you to pay.
  • How they’re paying: cash or a loan, and what kind of loan.
  • The earnest money they put down.
  • The contingencies: conditions that let the buyer back out, such as the inspection, the appraisal or loan approval.
  • The closing date, and whether it fits your move.

The negotiating doesn’t stop when you accept. After the inspection, the buyer may ask for repairs or a credit. If the appraisal comes in below the price, the price, the buyer’s cash or the deal itself can be back on the table.

Should I renovate before I sell?

What happens after I accept an offer?

Escrow opens and the buyer’s earnest money goes in. The buyer has the home inspected, and if they’re using a loan, their lender orders an appraisal. You may negotiate repairs or credits after the inspection. Once the loan is approved and everything is signed, the sale is recorded with the county and you’re paid.

I inherited a home. Can I sell it?

First find out who has the legal right to sell it. That depends on how the home was passed down, such as through a deed upon death or an estate, and on whether anyone else is still on the deed. Julia’s selling articles cover these situations. For legal advice, talk to a Nevada attorney.
