Privacy Policy

This website is run by Julia Grambo, a Nevada real estate broker-salesperson (license BS.143796) with Equity Union. In this policy, “we,” “us,” and “our” mean Julia and the people who work with her.

This policy covers juliagrambo.com and the messages you send us through it. Other websites where you may find Julia, such as Zillow or Facebook, have their own privacy policies.

Information you give us

When you contact us by phone, email, text, or a form on this site, we receive what you choose to share. That usually includes your name, email address, phone number, and what you’re looking for, such as a price range, neighborhoods, timing, or the address of a home you want to sell.

The Contact and Home value forms. When you send one, we save what you entered (your name, email address and message, plus your phone number, the home’s address and the topic you chose if you give them), along with the page you sent it from, any home-search description carried into your message, and the time. If you tick the box for calls and texts, we also save the exact wording you agreed to and when. The form sends Julia a copy by email.

Spam protection. The forms use Cloudflare Turnstile to tell people from automated spam. When you use a form, Turnstile checks information about your browser, device and connection, including your IP address. Cloudflare handles it under its Turnstile Privacy Addendum. It isn’t used for advertising. We also keep a one-way coded version of your IP address for up to 24 hours to limit repeated submissions.

Please don’t send sensitive information such as Social Security numbers, bank or credit card numbers, medical details, or wiring details through this site or by email, or type it into a search.

Information collected automatically

When you visit, your browser sends our hosting provider, and the tools described under Cookies and tracking tools when they’re on, information such as:

• your IP address and the general location it suggests, such as your city or state;
• your browser, device, and operating system;
• the pages you visit and how long you stay; and
• the website or ad that brought you here.

We don’t ask for your device’s precise location. Before a page’s address reaches the analytics or advertising tools, we remove search words, map areas, filters, calculator numbers, and anything you type into forms.

Home searches and the mortgage calculator

What you type into the home search is used to find matching listings, including through our MLS data provider. It isn’t shared with analytics or advertising tools. The mortgage calculator does its math in your browser. We don’t save the numbers you enter, and they’re never sent to analytics or advertising tools. If you share an estimate, the numbers travel in the link you share.

• To reply to you and provide the real estate services you ask for, such as sending listings, discussing a home’s value, or setting up showings.
• To send updates you ask for, such as new listings or market news. Every marketing email includes a way to unsubscribe.
• To run, protect, and improve the site: fixing errors, preventing misuse, and learning which pages are helpful.
• To measure and improve our advertising, and to show our ads to people who have visited this site.
• To keep records and meet our legal and professional duties, including Nevada real estate rules.

Cookies are small files a website saves in your browser. Pixels and tags are small pieces of code that send information to a company when a page loads. This site uses them in three ways:

Google Analytics and Google Ads. Google uses cookies and similar technologies to provide these services. When advertising is allowed, we may use Google Analytics advertising features, such as remarketing and reports on visitors’ general interests and demographics. We and third-party vendors, including Google, use first-party cookies (such as the Google Analytics cookie) and third-party cookies (such as Google advertising cookies) together to show our ads on sites across the internet based on past visits to this site, and to measure how those ads perform. Read How Google uses information from sites or apps that use our services. You can opt out of personalized ads in Google’s My Ad Center or with the tools listed under Your privacy choices.

Meta Pixel. We, and third parties including Meta, may use pixels, web beacons, and other storage technologies to collect or receive information from this website and elsewhere on the internet. Third parties including Meta use that information to provide measurement services and to target and deliver ads. To opt out of this use for ad targeting, use Your Privacy Choices on this site, your Facebook ad preferences, or the industry tools listed under Your privacy choices.

What these tools receive. When they’re on, they receive the address and title of each page you visit, with search words, map areas, filters, calculator numbers, and form entries removed. They also receive the website or ad that brought you here, your IP address, your browser and device, and their cookie identifiers. They don’t receive your name, email address, phone number, messages, or mortgage calculator numbers. We don’t share your email address or phone number with them, including in scrambled (hashed) form; if we ever do, we’ll update this policy first. Pages about accessibility, health, or 55+ housing aren’t shared with our advertising tools.

These companies may collect information about your online activities over time and across different websites, including this one. We don’t use characteristics protected by fair housing laws, or other sensitive information, to decide who sees our ads.

Where you’re visiting from sets the starting point:

• California: analytics and advertising stay off until you allow them. A short notice at the bottom of the page lets you accept, reject, or choose. Closing it without choosing leaves them off. We ask again after 12 months, or sooner if we change the tools or what they’re used for. A “no” stays in place until you change it.
• Elsewhere in the United States: they’re on unless you turn them off.
• Outside the United States, or when we can’t tell where a visit comes from: they stay off.

Our hosting provider estimates your country and state from your internet connection (IP address) on each visit. We use that estimate only to apply these rules and don’t save it. It shows where a connection comes from, not where you live.

Select “Your Privacy Choices” at the bottom of any page, or the button below, to turn analytics or advertising on or off. Your choice takes effect right away and is saved in this browser only, with the date and the version of our notice you saw. If you clear your browser’s data or use a different browser or device, you’ll need to choose again.

Open privacy choices

Do Not Sell or Share My Personal Information. This link at the bottom of every page opens the same controls. Turning advertising off opts you out of this site’s targeted advertising and the related “sale” or “sharing” of personal information, where state laws use those terms.

Global Privacy Control and Do Not Track. If your browser sends a Global Privacy Control or Do Not Track signal, we keep analytics and advertising off and won’t ask you to turn them on.

What turning a tool off does. It stops the tool on this site and deletes the cookies it saved under this site’s name. It doesn’t delete information the company already received, or cookies it keeps on its own websites, such as google.com or facebook.com. The tools below manage those, and you can ask us to delete information we hold.

You don’t need to allow analytics or advertising to use this site or to contact us.

Browser settings. You can also block or delete cookies in your browser’s settings. Some parts of the site may not work as well without them.

Other ways to opt out. These companies offer their own controls, which apply to the browser or account where you use them:

• Google Analytics opt-out browser add-on
• Google’s My Ad Center
• Facebook ad preferences
• Digital Advertising Alliance opt-out
• Network Advertising Initiative opt-out

Turning off advertising doesn’t stop you from seeing ads, but we won’t collect information on this site for advertising.

Emails and texts. Your cookie choices don’t affect emails or texts, and allowing cookies doesn’t sign you up for them. Every marketing email includes an unsubscribe link, and you can stop text messages by replying STOP. You can also just ask us. We may still contact you about a request you made or a transaction you’re part of.

We don’t sell your personal information for money. We share it only in these ways:

• Service providers. Companies that help us run this site and our business, such as website hosting, databases, email and phone services, customer-management software, property maps (Mapbox), and our MLS data provider. They handle information to provide their services to us. Messages you send through the site’s forms are stored in our database (Supabase) and delivered to Julia by our email provider (Resend). Cloudflare checks form submissions for spam.
• Analytics and advertising partners. Google and Meta receive information through the tools described above, when those tools are on, and may use it for their own purposes under their own privacy policies.
• People involved in your real estate plans. When you ask us to, or when it’s needed to help with a purchase or sale: Equity Union, which supervises Julia’s real estate work and keeps transaction records as Nevada law requires; lenders; escrow and title companies; inspectors; appraisers; other agents; and the MLS.
• Legal and safety reasons. To follow the law or respond to legal requests, to enforce our Terms of Use, or to protect the rights, property, or safety of you, us, or others.
• Business changes. If this website or Julia’s business is sold, merged, or transferred, your information may be transferred too, and this policy will still apply to it.

We don’t sell or rent your contact information to other companies for their own marketing. We never share your consent to receive text messages, or the fact that you opted in, with anyone, and we don’t share mobile numbers with other companies for their own marketing. We may share information that has been combined or de-identified so it can’t identify you.

Some state privacy laws treat letting advertising partners collect information for ad targeting as “selling” or “sharing” personal information, even though no money changes hands. The only companies this applies to are Google and Meta, through the advertising tools described above. You can opt out at any time with Do Not Sell or Share My Personal Information (or Your Privacy Choices) at the bottom of any page, or with a Global Privacy Control signal.

Wherever you live, you can ask us to:

• tell you what personal information we have about you and give you a copy;
• correct information that’s wrong;
• delete your information; or
• stop using your information for advertising, or selling or sharing it.

To make a request, email julia@juliagrambo.com or call (702) 499-4100. We’ll confirm we received it within 10 business days and respond within 45 days, and we’ll let you know if we need more time. We’ll confirm your identity by matching details we already have, and someone else can make a request for you with your written permission. We won’t treat you differently for making a request.

Some information we have to keep, such as real estate transaction records, and we’ll tell you if that applies. If we can’t do what you asked, we’ll explain why. You can ask us to reconsider by replying to our answer. If you’re still not satisfied, you can contact your state’s attorney general.

Nevada residents

Nevada law lets you ask us not to sell the personal information we collect through this website. We don’t sell personal information as Nevada law defines it, but you can still make this request. Our designated request address is julia@juliagrambo.com, and we’ll respond within 60 days.

We keep information only as long as we need it for the reasons in this policy, or longer when the law requires it, such as Nevada’s rules for keeping real estate transaction records. Analytics and advertising companies keep data under their own settings and policies.

We keep messages sent through the site’s forms in our website database for five years, then delete them. Julia’s own copy stays with her email and client records, which Nevada law may require her to keep longer.

We use reasonable safeguards, such as encrypted connections and limited access, to protect your information. No website, email, or storage system is completely secure, so we can’t guarantee security. If a breach affects your information, we’ll notify you as the law requires.

This site is for adults. We don’t knowingly collect personal information from children under 13, and we don’t knowingly sell or share information about anyone under 16. If you think a child has sent us information, contact us and we’ll delete it.

This site is meant for people interested in real estate in the Las Vegas area and is run from the United States. Analytics and advertising tools stay off when our location check shows a visit from outside the United States or can’t tell where it comes from. Our hosting and security providers still handle what’s needed to deliver and protect the site, and anything you send us is handled in the United States. This doesn’t limit any privacy rights you have. You can make the requests described under Your privacy rights wherever you live.

We may update this policy. The effective date at the top shows when it last changed. If we make a significant change, we’ll post a notice on this site.
