Relocating to Las Vegas

I cannot even IMAGINE a better realtor that Julia. We found her online when we were exploring places we wanted to move to for retirement. We wanted to relocate from California and were looking at the Henderson, NV area, not even sure we would want to move there. Julia is downright amazing. She truly cares about her clients and wants to find the right neighborhood, the right price, and the right home for you. She listens attentively, makes informed suggestions, and is one of the most responsive people I've ever worked with. She has been so easy to work with remotely, which was a big plus for us. She sent us weekly materials, screened listing that I thought were good (but had neighborhood or traffic issues), and suggested properties we hadn't noticed. She even did walkthru's of properties for us and sent us video recordings or live Facetime'd with us so we could see things first hand. In the end, we purchased a property she pointed us to that I might not have noticed. We had a l-o-o-o-ong escrow, which makes local Sellers uncomfortable, but Julia helped us navigate through it so we had time to close some financial transactions ahead of buying our dream home. The Sellers were happy and we are elated!!! I cannot rave enough about Julia. Honest. Hardworking. Knowledgeable. Trustworthy. Client Driven. And with a work ethic that is hard to find. If you need a realtor in the Las Vegas area, you will be crazy (literally crazy!) not to work with Julia.

My family moved to Las Vegas from out of state. Before traveling we talked and Julia got a great idea of what we wanted in a home and the price. We flew to the area for a 4 day house hunting trip 5ish weeks before the move. Leaving Vegas without a house was not an option. She put a list together of houses we wanted to see and drove us to all of them over 3 consecutive days. One house we didn't care for online she talked us into seeing. We ended up loving it and had it under contract by the time we left town (Within about 20 hours of sending the offer). She seemed to know we would like it and she was absolutely right. It was easily our favorite out of about 20 or so houses. Negotiations were minimal. It was from an investor and he was firm going into the deal. The house was priced fair and slightly below the competition. We still managed to get a better deal than what we would have asked for with the seller paying closing costs. We got a check after closing! The sellers realtor seemed like they tried to slip some things by and she caught all of them. Some just days before closing. She even convinced the seller to fix some issues he initially said absolutely not. She helped us close within 40 days and went to all things for the house that we needed to attend. When it comes time to selling I hope she is still in the business because I know who I will be calling.

Julia did a great job to find me a beautiful house that I could purchase the week I came into town. She set up 20 houses in 3 days to look at.We travelled from Henderson to North Las Vegas. She is wonderful, knowledgeable and has many years of experience. There was not one question that she could not answer. Thank You so much, Julia!

We do not live in Nevada, and purchasing a home while living out-of-state can be problematic. We chose Julia as our agent because of her experience in dealing with our situation. She was always quick to respond to any questions we had, offered to do a video walk-through on any property we were interested in and gave her honest opinion on any question we had. She worked directly with our lender to provide assistance to him to keep things moving forward. We appreciated how Julia handed every hurdle with a high level of professionalism and recommend her highly to anyone buying or selling a home.

We were relocating back to Vegas and Julia was awesome! She knew exactly what we wanted. In an aggressive market you want Julia G(RAMBO). At any time of day she would FaceTime us properties that we weren't able to be there in person. She helped us with every question( and we had many). Julia"s guidance in buying a house in Las Vegas was very helpful. She is very knowledgable and was able to help me understand the different areas so I could find the right place. She was there to help even though the process ended up being long and complicated because of the property I was selling out of state.

Julia brought tremendous local expertise to help me purchase a house in Las Vegas (I am from California). She is diligent and thorough. She went beyond the "call of duty" to help push the transaction through. She asked the questions that we did not think about but should be asked so that we would not end up with a problematic and unhappy purchase. She pushed the seller to hold up his end of the deal. The transaction finally went through after multiple delays due to the seller's belated actions.

Julia Grambo is a real estate animal. I mean that in the best way possible. You want her as your Realtor because she goes miles beyond what is called for. My girlfriend and I were told about Julia through a friend and could not be happier with her services. We were moving from San Diego to Henderson and this was our first time purchasing a house. Neither of us had any idea of how the process worked and Julia took care of everything. She is a work-a-holic and took us to see nine houses our first day. We put an offer in on a house that night, and it was accepted the next day. Julia had our home inspection scheduled for the following day and we found a huge leak under the second story bathtub. Julia got us out of that house and found us what could only be described as a dream home. I still cannot believe that she was able to negotiate the home and will be forever thankful. Julia does not care about making a sale, she wants her clients to be happy. She made this abundantly clear when she could have just said that the first home with the leak was no big deal and just had us settle. She lives and breathes contracts and I know for a fact that the reason we got our house was because of how she wrote our offer contract. I will be recommending her to anyone who talks to me about buying or selling a home. Thank you again Julia!

Julia was the best realtor we could have ever asked for. We are a military family and needed to move in a short time frame. During that time frame, Julia handled all our issues while we were out of state with selling our home. She has many sources with different professions that help made our home ready to sell. When an emergency popped up, she was there and handled the situation in a professional manner. She was in contact with us the whole time and kept us up to date on all issues. Times when she was busy, she had her son to help her. They are a great team together. Thomas handled the situation like a pro. I would recommend them to all my friends and family.
