Find your bearings along Seven Hills Drive.
Seven Hills is easier to understand if you use its parks as landmarks. Allegro sits by Wolff Elementary on the north side, Vivaldi is in the west, Sonata is on the Grand Hills side, and Puccini sits near the north end of the Seven Hills Drive loop, the closest of the four to the northeast. Seven Hills Drive links these parts of the community, and Sunridge Heights Parkway and Eastern Avenue lead toward many of the everyday businesses. On the city’s map, the Seven Hills HOA area runs well east of all four parks, toward the golf clubhouse and the guard-gated sections, so treat the parks as landmarks, not as the edges of Seven Hills. That gives a home search several starting points to compare.

The north approach, the way in from the north, also shows why the name can be confusing. Coffee, pizza and other businesses near St. Rose Parkway use Seven Hills in their addresses or names, but they’re outside the master-planned area where the homes are. They’re handy places to go nearby. But they don’t make Seven Hills a shopping center, and nothing they sell is covered by a homeowner’s dues.
On the Grand Hills side, the golf course is another major landmark. The course once called Rio Secco now operates as Serket Golf Club. Keep the name change in mind when you compare an older property description with current maps and booking pages. A home facing the course and one nearer a public park suggest different ways to spend time outdoors, even within the same Seven Hills search.
Put the address into the wider Henderson picture
Seven Hills is one part of Henderson, with its own sections of homes and public roads leading in. The city’s library and indoor recreation give you more to do than the nearby parks. Those bigger outings usually take you toward Green Valley Parkway, while Eastern Avenue is a good place for groceries and meals.
Start by comparing where each home you’re considering sits: its section, its park, and the direction of the errands you run most often. A home near the north approach and one nearer Grand Hills can share the Seven Hills name, yet the first part of every trip is different. Comparing locations this way makes a viewing day more useful than judging houses on looks alone.

Homes & ownership
Sort the sections by gate, design and kind of home.
Seven Hills has named sections, and their entrances differ. Henderson’s association map records list Presidio, Renaissance and The Estates at Seven Hills as guard-gated. Capistrano, Palermo West, Naples and Horizons are listed as gated. That helps when you build a shortlist: Renaissance is one of several guard-gated sections, and the Seven Hills name alone won’t tell you how a home’s entrance works.
The map helps you find these sections. It doesn’t show an association’s guest rules or anything about the home behind the gate; ask about those directly. Within a section, where a house sits in relation to the street, its neighbors and the golf course can matter as much as the section’s name. If the view matters to you, find out which rooms and outdoor spaces actually have it. Calling it a golf community doesn’t answer that.

Marquis and contemporary design
Marquis Seven Hills includes Glint, Blue Heron’s 2013 New American Home. Its desert contemporary design joins the indoor and outdoor spaces for entertaining, with built-in home controls. If you like contemporary architecture, it’s a local example of how those pieces can work together.
Glint is one standout house in a much wider home search. It doesn’t tell you how the houses around it are designed or equipped. At Marquis, as elsewhere in Seven Hills, compare the actual floor plan and how the rooms connect to outdoor space. A style label doesn’t describe the whole home.
Condominiums at the north edge
Avalon Condominiums at Seven Hills offers gated condominiums at the northern edge. The name alone doesn’t tell you whether it belongs to the main Seven Hills HOA, so ask. Check an Avalon unit on its own: which facilities come with it and how those spaces are shared.
With a condo, you also compare the shared building, what the association handles and the unit’s parking. With a detached house, the lot and the outside of the house matter more. Calling a home a condo or a house doesn’t tell you how much upkeep is yours. The property’s documents show where the owner’s responsibility starts and stops.

Settle these early: guard-gated or gated entry, the style of house you like, a condo or a detached house, and the roads around the address. They give Julia a clearer brief for your search than a general request for Seven Hills amenities.

Four parks, four reasons to stop
Allegro Park, at 1023 Seven Hills Drive, has open grass, a playground, picnic tables and restrooms. It sits beside Wolff Elementary, so it’s a handy place for a short outdoor stop after school pickup. A public walking route via Overlook Mountain Lane links the school and the park, but the school still controls its campus gates and how children are released.
Farther west, Vivaldi Park has a ball field as well as a playground and covered picnic areas. That makes it more than a patch of grass. It works for a game on the field followed by a picnic, and there are restrooms.

Near the north end of the Seven Hills Drive loop, Puccini Park adds volleyball, basketball and tennis. Sonata Park, on the Grand Hills side, lists pickleball, tennis, multipurpose fields and unpaved trails. Pick a park by what you want to do; these four public parks aren’t interchangeable green spaces.

The parks also help you choose between a walk on the sidewalk and one on an unpaved trail. The city’s Seven Hills Trail records include a concrete sidewalk section for walking and cycling. Lighting differs from one mapped section to the next, so look at your path before an evening walk. Check the city’s current facility notices for work that affects getting into a park. Neighborhood gates and golf-cart paths aren’t part of the public walking routes.
Coffee at the north approach or breakfast near Eastern
Tru Bru Organic Coffee at 855 Seven Hills Drive is a coffee shop, bakery and kitchen near the north approach. Its Henderson ordering menu lets you build your own breakfast: a sandwich on a bagel, sourdough or croissant, or a burrito where you can change the protein and the eggs. That helps when everyone wants a different breakfast from the same place.
CRAFT Kitchen takes you the other way, for a cooked breakfast near Eastern and Sunridge Heights. Its CK breakfast burrito includes a chile relleno, while the bakery selection changes daily. You can drop in for a pastry and coffee or sit down for brunch. The restaurant posts a same-day waitlist and its reservation rules; check them if the meal is part of a planned outing.
Choosing between them is partly choosing a direction. Tru Bru suits a trip toward the north approach; CRAFT Kitchen puts breakfast near the businesses on Eastern. Plan around whichever is on your way. There’s no need to cross the area just because a business has Seven Hills in its name.
Take-home pizza or a table at Lexie’s
Good Pie’s Henderson branch, at 835 Seven Hills Drive, is another option near the north approach. Its menu splits the pizzas into Grandma, Brooklyn, Sicilian and Detroit styles. So for a shared meal at home, choose the crust and style first, then the toppings. Order from the Henderson page; the company’s other Las Vegas location has a separate menu.
West along Sunridge Heights, Lexie’s Bistro at 3610 Sunridge Heights Parkway is for a different kind of meal. House-made tagliatelle on the dinner menu, and tables anyone can reserve, suit a planned Italian meal. By day there are separate menus for lunch in the bar and lounge, Friday lunch and weekend brunch. A dinner you book and a pizza you pick up fill different needs across the week.

A grocery trip on Eastern can do more than one job
Smith’s at Horizon Marketplace, 10616 South Eastern Avenue, has groceries with pickup, a pharmacy, and online ordering from the deli or bakery. Stephano’s Henderson branch is at 10612 South Eastern, so you can pick up dinner on the same trip. The two make a handy pair after an outing to Puccini or Vivaldi Park, though each has its own entrance and service.
Stephano’s menu has a detail that helps with a mixed order: its rice pilaf contains chicken broth, while the falafel plate offers lentil rice as the vegan swap. Chicken shawarma and chicken kebab also use different cuts. Those details help you choose a plate, bowl or wrap before you pick up. If you’re going for a prescription, note that the pharmacy keeps its own hours, separate from the grocery store.
Trader Joe’s Anthem store at 10345 South Eastern is a different kind of grocery stop, built around its own-brand products as well as everyday basics. If your day already takes you toward Anthem, Vons at Anthem Village has grocery pickup and a pharmacy there. Then you can shop on the Anthem side without going back to Eastern just for those errands.

Golf bookings and clubhouse dining
Serket’s golf course is on Grand Hills Drive, on the Grand Hills side of Seven Hills. The club takes public tee-time bookings, with a separate way for county residents to book that requires proof of residency. You book golf with the course and pay for it. Living nearby doesn’t automatically include it, and the course requires golfers to use carts.
Janelas is still listed as the clubhouse restaurant, and its hours change with the seasons. If you want a casual meal without playing golf, ask the restaurant directly whether non-golfers can eat there. Booking a tee time doesn’t answer that. For a last-minute meal, start with the public restaurants around Seven Hills Drive, Sunridge Heights and Eastern.
Keep this in mind when you compare Anthem Country Club. Its club has membership types that are separate from owning a home. Compare how you want to use golf, dining and other facilities along with the houses themselves. Don’t assume two communities known for golf work the same way.

A library visit and an indoor recreation outing
Paseo Verde Library, at 280 South Green Valley Parkway, has a reading room and private Zoom Rooms as well as books to borrow. The rooms have their own rules for use. For a quicker visit, use curbside pickup: once your hold is ready, park in the marked spaces in front of the branch. You don’t need an appointment.
The branch’s Mystery Book Club gives you a regular reason to come back. Its page lists the next discussion and who at the library to ask about attending. Picking up the book before each discussion makes the library a regular stop, not just an occasional errand or a one-off event.

The Henderson Multigenerational Center at 250 South Green Valley Parkway fits the same trip, with an indoor walking and jogging track and swimming facilities. Its indoor pool has steps into the water and an area for laps and swimming lessons. Recreation passes and signing up for activities are separate from the library. During Lee’s Family Forum events, center visitors and their guests follow a set parking process, with a pass from the front desk. These are services for all of Henderson, not facilities of the Seven Hills HOA.
Check the school, then plan child care and travel
Elise L. Wolff Elementary is on Seven Hills Drive. For 2026–2027, the school lookup for two sample addresses, one at Avalon and one on Via Meridiana, returned Wolff Elementary, Del E. Webb Middle and Coronado High. That doesn’t mean every Seven Hills home goes to those schools. Check the exact home, with its unit number if it has one, in the address and school-year lookup from CCSD, the Clark County School District.
Once you know the school, plan drop-off, pickup and before-school care as separate pieces. Henderson’s Safekey information explains how to sign up for its care programs. Safekey is the city’s before- and after-school care. Living near Wolff doesn’t save you a care spot or settle bus eligibility; ask the program and the school district.
For the rest of the week, a walk to a local park is one thing; a trip to work, an airport or services in Green Valley is another. Seven Hills Drive, Sunridge Heights and Eastern are the public roads to plan those trips around. The RTC (the Regional Transportation Commission, the valley’s bus agency) has schedules and maps that let you check transit from your actual address, including getting to a stop and any transfers. One commute time for the whole community would hide those first and last parts of the trip.

Check each home on your shortlist.
Find out which HOAs and costs come with the home.

Ask for the HOA documents for the exact address. A home may belong to the main Seven Hills HOA and to a second, smaller one for its section, so check what it owes to each. Compare the dues, any planned extra charges (assessments), the reserve funds, who maintains what and what you’re allowed to use, all in one place. A condo, a gated house and a guard-gated house can come with different shared duties, even when all three are marketed under the same name. Look for any pool or gym access in the documents; don’t go by photos of another section.
To plan payments, use the mortgage calculator with that home’s own taxes, insurance and HOA charges. Put golf fees and optional recreation in your own budget for activities. That total tells you more than a neighborhood-wide guess at what the amenities cost.
Look at the surroundings as closely as the floor plan.
If a home faces the golf course or open space, find out what land lies beyond the lot and whether any recorded rights affect the view. Ask about current plans or applications for nearby land that matters to that home. A new name for the course doesn’t mean its land use has changed, and a good view today is no promise that it won’t change.
On a second visit, notice how the house fits its street and surroundings: the noise on the patio, the light in the rooms you’ll use, and the way guests and deliveries actually arrive. For a contemporary home with built-in systems, ask for the operating and service details for the equipment actually installed.

Compare market figures and similar homes.
The market figures for ZIP code 89052 cover a bigger area than Seven Hills. Look at single-family homes separately from condos and townhouses, and go by the month and source the report gives. The Census figures are historical, and they describe the Census Bureau’s version of the whole ZIP code area. They are averages from Census surveys over the stated five years, each with a margin of error. Neither tells you what a particular Seven Hills home is worth.
To judge a home, compare its section, type of ownership, condition and surroundings with similar homes that sold recently.
